Join us for a property tour of the 37th St School project along with a Q&A discussion with one of the developers, Rafael Garcia of Community First, and construction team, Greenfire. Formerly a school that had been vacant since 2006, the redevelopment was completed in October 2021 converting the property to apartments for seniors and low-income individuals.
This event will provide attendees with a behind the scenes look into the overall development challenges that the development team had to overcome, in addition to some insight into the complicated capital stack that it took to put this development together – which included WHEDA Low Income Tax Credits, Historic Tax Credits, the City’s Housing Trust Fund, the City’s HOME Fund, a TIF and a Federal Home Loan from the Bank of Chicago’s affordable housing program.
